Three Huge Development Projects Featured On Broward County Agenda

This looks to be a busy year for Broward County commissioners as they consider three development proposals.

Amendment To Land Use Plan In Miramar

The land use plan is for a large swath of Miramar to boost residential development at the expense of industrial. This swath currently includes the Mirimar Town Center and Mirimar Park of Commerce. The amendment which would  allow an additional 1,250 residential units. Sunbeam Properties , which developed the 5-million-square-foot Miramar Park of Commerce, is the applicant. The amendment would allow it to sell some of its industrial-zoned land to residential developers, since land is more valuable for residential now.

Apartments Proposed In Sunrise

A 163-unit apartment complex could be approved in Sunrise after the conversion of the Shamrock Extended Stay Hotel. The application for the property at 4099 N. Pine Island Road was filed by 4099 NW 88 Ave LLC and 4001 Pine Island Holdings, both affiliates of Boca Raton-based Trans Global Realty. The property currently has a 23,526-square-foot church and a 119-unit extended stay hotel. The new apartments would replace the hotel and cover some of the church’s parking lot.  Trans Global’s affiliates bought the hotel units for $7.5 million and the church for $2.4 million in 2014.

Self-Storage Proposed In Pompano Beach

A New York developer wants to build a self-storage facility just south of Pompano Beach AirparkMy Storage Bin, managed by Avrohom Oustatcher in Brooklyn, wants to rezone the 3.8-acre site at 51 N.E. 10th Street to allow up to 250,000 square feet of self-storage space, up from the 80,000 square feet currently permitted. The developer probably won’t use all of that space at once. The city recently approved a site plan for 96,954 square feet of self-storage there. It acquired the property, which is along West Dixie Highway, for $1.45 million in July 2015.
