New Plantation Office Complex Could Replace Buildings Destroyed By Fire

Nine years after two office buildings in Plantation were destroyed by a fire, a new office building could rise on the site.

Plantation Professional Plaza LLC, managed by Atal Bansal, filed an application to build an office building at 1248 and 1310 N. University Drive. Plantation Principal Planner Peter Dokuchitz said it would have 64,473 square feet in three stories. The footprint would only be 7,415 square feet larger than the previous buildings. Dokuchitz said that two buildings, totaling 57,058 square feet, there were destroyed by fire in 2007.

Plantation Professional Plaza acquired the 37,223-square-foot site for $2.3 million in January. It’s in the middle of an office park with eight other buildings.

Bansal couldn’t immediately be reached for comment. His office building was designed John Barranco of Barranco Gonzalez Architecture.

The plans for Plantation Professional Plaza will be considered by Plantation’s Review Committee on July 12. At the same meeting, the city will review plans for the redevelopment of the former Fashion Mall.

According to JLL’s second quarter office report, the vacancy rate in Plantation was 14.6 percent, compared to 15 percent countywide, and there was no construction activity. The average asking rent was $28.67 per square foot, about the same as the county average.
