Hollywood To Consider Mixed-Use Project And New Condo

Hollywood officials will consider plans for a mixed-use building and a new condo project.

Both applications will go before the city’s Technical Advisory Committee on Oct. 16.

Hollywood House would have 47 apartments and 9,617 square feet of office at 4231 N. 58th Avenue. The 1.25-acre site, just south of Stirling Road, currently has a single-family home.

Property owner Dawn Louise Meyer has the site under contract to applicant Reuven Rogatinsky, said attorney David K. Blattner, who represents the developer. He will partner with Avi Pearl of PTG Development for this project, the attorney said.

Blattner said Rogatinsky has over 40 years of development experience in South Florida, Houston and Romania. Hollywood has been looking to rezone the U.S. 441 corridor near this site to a more urban environment, so his client decided the timing was perfect, Blattner said.

“This area of the city has not seen new residential development of this caliber in many years,” Blattner said. Most of the development has been focused downtown and on the beach.”

The estimated development cost of Hollywood House is $18.5 million. Designed by Saltz Michelson Architects, Hollywood House would total 96,295 square feet in five stories. The 89 parking spaces would be beneath the building and on the second floor. The office space would be on the second floor. All of the apartments at Hollywood House would have two bedrooms and two bathrooms. They would range from 1,167 to 1,324 square feet. Amenities at Hollywood House would include a gym and lounge.

“Locating new multi-family housing in this area will provide options for residents that currently work and/or travel along the 441 corridor and who travel east/west,” Blattner said. “The proposed office use will fill a missing need in this area of the city as well. Most of the non-residential uses in this area are either food establishments or retail uses or directly serve the casino. Quality office space is scarce.”

Five-Story Condo Proposed

The Residences on Monroe would have 40 units in five stories. It would be located on the half-acre site at 1840 and 1850 Monroe Street, which currently has an eight-unit apartment building and a single-family home. Both of those structures would be demolished.

The property is owned by Gusmel LLC, managed by Ricardo Grinberg. He couldn’t immediately be reached for comment.

This project would be just west of Federal Highway and three blocks south of Young Circle. Hollywood recently rezoned this area to allow for more density and mixed uses. The Residences on Monroe would total 43,520 square feet, with units ranging from one bedroom in 712 square feet to three bedrooms in 1,250 square feet. There would be 44 parking spaces. Amenities would include a fitness room and a pool. The project was designed by ArchitectureWorks. The estimated project cost is $3.3 million.
